Group Funder is our buyer-friendly brainwave that brings you into the homebuying process earlier, involves you in the development and turns your deposit into a healthy investment while your new period home is being created.
What is Group Funder?
In a nutshell, it’s like crowdfunding for our developments but on a much smaller scale. We’ll put you together with a couple of other buyers and pool your deposits to fund the conversion of a period house into three beautiful, affordable apartments, within SE5, SE15 or SE22.
During the 10-month build, you can make a number of design choices to put your own stamp on your new home. At the end of it, we’ll give you the perfect moving-in gift – a return of up to 10% on your deposit.
What do you get for your money?
1. Deposit Booster
Use your deposit to reserve your apartment off-plan and get a return of up to 10% at the end of the build.
2. Customise
Delve into our design catalogue to choose your own kitchen units, wall colours, carpets, wardrobes and more.
3. Virtual Tours
Start falling in love with your apartment before it’s even built, in 2D, 3D and even photorealistic 360 VR.
4. Group Funder App
Keep all the details of your build - progress reports, design features, 360 renders, Deposit Booster balance - in your pocket.
5. Warranty
We offer a 10-year independent warranty as standard with every new build apartment, which is in addition to manufaturers’s warranties on all appliances.
6. Sound Proofing
However well you get on with your neighbours, our total soundproofing means you’ll only hear from them when you want to!
7. Period Features
Every apartment comes with period features retained or restored, including sash windows, iron railings, Victorian tiling and traditional style radiators.
8. Modern Twist
Every apartment comes with the latest appliances and smart home tech installed throughout, including brands such as Bosch, Sonos and Nest.
What’s in it for us?
We think there’s too much suspicion and inefficiency in the property market, and nothing like enough mutual interest. Too often, buyers like you don’t get any real say in where you’ll live or how your home will end up – you’re too busy being dragged along by the tide of the market.
But we also face our own hurdles as a developer, from funding affordable builds to finding serious off-plan buyers. Group Funder is our way of redressing the balance. By sourcing development costs directly from our buyers, we can cut out big-bank financing and return the interest to the people who actually have a stake in the property.
It’s a lot easier and more fluid for us. It offers huge incentives to you. And we just think it’s fairer for everyone.
How does it work in practice?
1. Team up
We’ll put you into a trio of buyers and pool your deposits, then start our search. If you already know two other deposit-ready buyers, even better - you’ll know your neighbours before you move in!
2. Reserve
We’ll use our local knowledge and connections to find a great property for your group. Then we’ll tell you the apartment valuations, share our design plans (which you can feed into) and proceed with the purchase.
3. Invest
Funded by your deposits through the Deposit Booster, we’ll get to work converting the property into three contemporary soundproofed apartments, complete with original period features but also packed with shiny new tech.
4. Customise
It’s your home, so you get to decide how it looks. Our Customisation Service lets you add the finishing touches you want, while our unique Virtual Tours let you fully immerse yourself within every room of your apartment during the build.
5. Build phase
You can visit the site as much or as little as you like. For those who prefer remote updates at their convenience, our iOS and Android app is the handiest way to keep up with everything.
6. Move in & cash in
12 months on from the start of the process, we’ll hand over the keys to your new home, along with the accumulated return on your invested deposit. You could use your windfall to lower your mortgage or furnish your apartment - it’s your choice!
