Group Funder is our latest buyer-friendly brainwave. It lets you choose your neighbours in the area of South East London you want to live in and make a return on your deposit while your perfect period home is being created. 


What is Group Funder?

In a nutshell, it’s like crowdfunding for our developments but on a much smaller scale. You can get together as a group of buyers and pool your deposits to fund the conversion of a period house into three beautiful, affordable apartments, within SE5, SE15 or SE22.

During the 10-month build, you can make a number of design choices to put your own stamp on your new home. At the end of it, we’ll give you the perfect moving-in gift – a return of up to 15% on your deposit. 


How does it work in practice?

1. Find your three

You can team up with friends, family, colleagues or anyone else who has their deposit ready. Don’t worry if you can’t reach the magic number, as we’ll easily be able to match you up with other solo buyers on our books.

2. Reserve

We’ll use our local knowledge and connections to find a great property for your group. Then we’ll tell you the apartment valuations, share our design plans (which you can feed into) and proceed with the purchase.

3. Invest

Funded by your deposits, we’ll get to work converting the property into three contemporary soundproofed apartments, complete with original period features but also filled with the latest modern conveniences.

4. Design

It’s your home, so you get to decide how it looks. Our Bespoke Design Service lets you choose everything from kitchen layout and carpets to wall colours and wardrobes. Our unique VR Apartment Tours let you fully immerse yourself within every room of the development during the build itself.

5. Move in & cash in

12 months from the start of the process, we’ll hand over the keys to your perfect new home, along with the accumulated return on your invested deposit. You can use that to lower your mortgage or furnish your apartment, it’s your choice!


A mutually beneficial process…

We think there’s too much suspicion and inefficiency in the property market, and nothing like enough shared endeavour. Too often, buyers like you don’t get any real say in where you’ll live or how your home will be – you’re too busy being dragged along by the tide of the market. 

We face our own hurdles as a developer, from funding affordable builds to finding serious off-plan buyers. Group Funder is our attempt to redress the balance, by sourcing development costs directly from our buyers and offering really attractive incentives in return. 


What you gain

  • With sale prices fixed before the build, you can expect your apartment to be worth more than you actually pay when you move in

What if you change your mind afterwards? Not a problem. We know how quickly circumstances can change in these uncertain times, so you’re 100% free to walk away with your deposit and accumulated interest at the end of the build. The whole point of Group Funder is to make things simple for you, not harder.

Not that we think you’ll want to walk away. We’re confident enough in the quality of our apartments to offer a 10-year ICW warranty as standard. Besides, you’ll already have designed some of the finishing touches yourself, so you’re invested in other ways too! We sell our new apartments through the open market as well as Help to Buy. The very popular Help to Buy ISA stopped accepting new applicants in November 2019. The FtB Deposit Booster and Group Funder are our answer to the removal of this financial product. However we are making it available to all first-time buyers, whether buying through Help to Buy or the standard open market, and with significantly more attractive rates as we are local developers working with local buyers on a smaller scale.
